New Construction Home Inspection in Las Vegas – Why You Still Need One

I recently inspected a brand-new home here in Las Vegas, and you might be surprised at what I found. Even in new construction, issues pop up that are easy to overlook—but could cause headaches down the road.

Here are just a few deficiencies from this inspection:

  • Efflorescence at block fence

  • HVAC Condenser damage

  • Door and window locks not working

  • Cracked window frame

There were also cosmetic concerns and several repairs already flagged by the builder. These issues are typical in new builds and should be easy to address—especially while all the subcontractors are still on-site.

Why hire a home inspector for a new build?
Even with a great builder and attentive superintendent (as my clients had here), it’s smart to have a third-party inspector on your side. I’m here to catch anything that might get missed so you can move in with confidence.

After you’ve settled into your home for a few months, keep an eye out for:

  • Stucco cracks

  • Grout separation

  • Flooring concerns

  • Cabinet alignment issues

  • Windows and doors sticking

Cracked window frame on a new window.

Efflorescence at the block fence. No landscape irrigation installed. This will continue to get worse over time.
Mortar separations in a few areas at the block fence.
Several areas where the brick pavers were installed improperly.
Condensing coil damage at new A/C units.

Sliding glass door lock not working.
Damaged vinyl at windows.
Front door needs adjustments so that the deadbolt will align and actually lock.
Door skin separation. This will worsen over time and rub against the door frame.
Kitchen cabinet mechanical damage.
Brand new refrigerator. Water line was connected and turned on, but the icemaker and water dispenser did not function.
Pretty sure the control panel should be on the control board and not lying on the service platform beneath it.
